"Are area home sales about to lose steam?" Austin American-Statesman headline, January 21, 2005 "Record 2004 home starts lay foundation for a strong 2005" Austin American-Statesman headline, January 22, 2005 What??? Are you confused by all of the various headlines and news stories you see, hear and read each day, concerning the local real estate market? Is it a "strong" market? Is it "losing steam"? What´s really going on, and what does it mean for you, the individual homeowner and/or home seeker? We Realtors are often taken aback by the inevitable question we get at any party or gathering ? "What is the market like right now?" Unfortunately, it´s not as simple as an eye-catching headline or a 30-second news clip might lead you to believe. Is the story talking about home sales or home "starts"? Are the statistics referring to number of homes sold, or median price, or months of inventory available? Besides all of those variables, there is the fact that there is not one uniform "market" ? what is happening in Tarrytown, for instance, is likely to be quite different than what is happening in Pflugerville, which is still different than what is happening in Southwest Austin ? or Northwest Austin ? and so on. If you want accurate, up-to-date information on what is happening in the real estate market in your neighborhood right now (or in a neighborhood you might be interested in), please give us a call or drop us an email. We´ll be happy to put together information for you that is specific to that area ? homes currently on the market, recent sales, trends, how long homes have been taking to sell, what kinds of repairs or enticements sellers may be having to provide to sell their homes, anticipated projects that may affect home sales in the area, etc., as well as what your particular home would likely sell for in the current market. |
