The area enjoys a highly educated workforce
resulting in a medium household income $64,563 in FY 2003.  Additionally, the cost of housing is lower than in neighboring Austin. This is reflected in the medium sales price of a home being only $153,000 in the Cedar Park area for FY 2003.

Cedar Park's primary and secondary students enjoy the learning  

opportunities offered by the Leander Independent School District.  Earning "Recognized District" honors from the Texas Education Agency for academic excellence, the Leander Independent School District continues to be among Texas'  fastest-growing school districts - welcoming more than 1,300 new students this school year as the district surpasses 19,400 total students. Cedar Park is home to over 30 parks, ranging from ½  acre to 38 acres in size and offering basic amenities, playscapes, basketball courts, tennis courts, volleyball, baseball and soccer fields, gazebos, swimming holes, fishing, and facilities for rent.  The community is also convenient to the Highland Lakes which stretch from Lake Buchanan on the far north end to Town Lake in downtown Austin.  Recreational amenities

is located just to the south of the Cedar Park city limits.  Lakeline includes over 1,000,000 square feet of indoor shopping, with major anchors, Dillard´s, Foley´s, JC Penny´s, Sears, and Mervyn´s.
